Yes. It applies to every rented property in the Republic of Ireland.
Residential Tenancies Act 2004, Part 7, as amended in 2019 and by the Residential Tenancies (Miscellaneous Provisions) Act 2026. Register every tenancy within 1 month of it starting, then every year within 1 month of the anniversary. Since 1 March 2026 the registration includes floor area, bed spaces and the BER. €40 a year; late fee €10 a month; RTB fixed fine €100.
