Yes. It applies to every rented property in the Republic of Ireland.
EU (Energy Performance of Buildings) Regulations 2012 (S.I. 243/2012), as amended by S.I. 168/2026. Valid 10 years, but void after a material change such as an extension or a new heating system. Show the BER in every letting advert and give the certificate to prospective tenants. Since 1 March 2026 it is also stated in RTB registration and rent notices. New A0 to G scale from 24 May 2026; older certificates stay valid until they expire. Protected structures are exempt.
