Most property tools are built for one market and stretched to fit others. For landlords with properties in both the Republic of Ireland and Northern Ireland, that means tools that quietly get the rules wrong — applying UK requirements to Irish rentals, or missing Irish-specific obligations like RTB registration and BER entirely.
We thought that was backwards. The Republic of Ireland and Northern Ireland are genuinely different legal jurisdictions, and “compliant” means different things in each. So we built Beamwise from the ground up to treat both as first-class — and to make adding new jurisdictions a matter of configuration, not a rewrite.
We never treat Irish rentals as an afterthought bolted onto UK logic. The rules differ, so the product respects the difference — every requirement is scoped to where the property actually is.
Compliance law changes — the Republic of Ireland overhauled its rental rules in March 2026. Beamwise stores requirements as configuration, so when the law moves we update data, not rewrite software.
Certificates are records. We store them immutably and versioned, with an audit trail of who changed what and when — because compliance only matters if it holds up in a dispute or an inspection.
