What does the law say?

Residential Tenancies Act 2004, s.12 and ss.19 to 22, as amended for tenancies from 1 March 2026. Tell the tenant and the RTB in writing the previous rent and when it was set, and how the new rent was calculated; where market rent is allowed, include three comparable tenancies from the RTB Rent Register. The notice is invalid if the RTB copy is not sent.
