No. It is recommended good practice rather than a statutory duty in the Republic of Ireland. Residential Tenancies Act 2004, ss.19 to 22, as amended in 2026. From 1 March 2026, rent may be reviewed at most once every 12 months and rises by no more than CPI inflation or 2%, whichever is lower (new apartments begun after 10 June 2025: CPI only). Serve at least 90 days' notice and copy it to the RTB. Rent Pressure Zones no longer exist, but some older tenancies keep earlier review timings. RTB fixed fine €200 for rent breaches.
